A local crew that looks before it quotes

We're fully licensed and insured. California's contractor licensing board requires a license on any job that needs a building permit, uses additional workers or totals $1,000 or more in labor and materials, which covers most insulation work on a house. About our business

This started with attic jobs and draft fixes for neighbors in French Valley, done on the side, until enough calls came in to make it a full-time business. We've been at it since 2020, and I learned the trade on the job, one attic and crawl space at a time, next to installers who'd been doing it for years.

Insulation contractor services in French Valley, CA

L&T French Valley Spray Foam Insulation is an insulation contractor in French Valley, CA, and our 16 services cover attics, walls, crawl spaces and commercial buildings. Most calls start with a hot upstairs, a drafty room or a power bill that keeps climbing. The price mostly turns on the size of the space, how many inches are already up there and whether old material has to come out first. The schedule turns on that same prep and on any permit your job needs. I'll look it over at your house, explain what I found and put what I'd do in writing.

  1. A worker in protective gear sprays foam insulation onto the ribbed metal ceiling of a building.

    Spray foam insulation

Spray foam expands into the gaps, so it insulates and seals air at once. It costs more, so we suggest it when ductwork runs through the attic.

  2. An open ceiling hatch reveals reflective insulation lining an attic, with a folding ladder below.

    Attic insulation

Upstairs hot by afternoon? We check how many inches are already in your attic, seal the gaps and bring coverage up evenly, edges included.

  3. Pink blown-in insulation blankets an attic floor beneath exposed wooden roof trusses.

    Blown-in insulation

Blown-in insulation is loose fill sent through a hose, and it's how we usually top up an attic that's gone thin or settled without tearing anything out.

  4. Thick cream-colored spray foam fills the spaces between exposed wooden wall studs.

    Home insulation

For homeowners who want the whole house looked at once, we go through the attic, walls and crawl space and tell you which one matters most.

  5. A worker in white protective gear kneels beside exposed wall framing and sprays foam insulation into the bays.

    Insulation removal

Insulation that's soaked or full of droppings has to come out before new goes in, or the problem stays. We vacuum it out and haul it away.

  6. A worker in blue protective gear applies white spray foam insulation between wall studs.

    Crawl space insulation

Cold floors usually trace back to an open crawl space underneath, so we fit insulation up under the floor from below and hold it tight in place.

  7. Cream-colored spray foam fills the wall and roof cavities between exposed wooden framing.

    Wall insulation

Wall insulation fills the space between studs in outside walls. In a finished house we usually blow it in through small holes and patch them.

  8. Spray foam coats the underside of floor joists and walls in a basement with exposed pipes and wiring.

    Air sealing services

Why seal before insulating? Insulation slows heat but can't stop moving air, so we find and close gaps around pipes, outlets and the wall by the garage.

  9. Pink fiberglass batts fill the wooden rafters around a rectangular ceiling opening.

    Basement insulation

We insulate basement walls and the rim joist, the framing that sits right on the foundation, to take the chill off a basement you actually use.

  10. Closed-cell spray foam coats the walls and ceiling of a garage as an insulated worker applies foam with a spray gun.

    Closed-cell foam insulation

Closed-cell foam is dense foam that also blocks moisture, so we use it where damp is a worry, like crawl spaces and basement walls.

  11. White spray foam coats the underside of a wooden roof frame with exposed beams and utility pipes.

    Open-cell foam insulation

Open-cell foam is softer and lighter than closed-cell and costs less, and it works well under an attic roofline or in interior walls to quiet a room.

  12. A worker in white protective gear sprays insulation onto a commercial ceiling, with striped plastic sheeting nearby.

    Commercial insulation

For property managers and business owners, we insulate and air seal offices, shops and rental buildings and work around your hours.

  13. Crawl space vapor barrier covers the floor and walls beneath exposed joists, with a dehumidifier at right.

    Crawl space vapor barrier

A crawl space vapor barrier is heavy plastic we lay over the dirt and run up the walls, so less ground moisture reaches your floor framing.

  14. A large concrete-floored room is lined with white plastic vapor barrier on its walls and ceiling.

    Vapor barrier installation

Where a wall, ceiling or slab needs a layer that keeps moisture from moving through, we install the right barrier for that spot and seal its seams.

  15. Wall insulation shows yellow and black mineral wool boards fastened to an exterior wall behind vertical metal battens.

    Attic air sealing

Can lights, the attic hatch and wiring holes leak your cooled air straight into the attic, so we seal them from above before insulation covers them.

  16. A worker in protective gear sprays foam insulation onto an overhead surface.

    Retrofit insulation

For an older house, we retrofit insulation into finished walls, attics and floors through the attic, the crawl space or small holes, without opening up rooms.

What you get when you call us

Most of our calls come from homeowners with an uncomfortable room, a high power bill or an older attic they aren't sure about, plus some property managers and business owners. Satisfaction guaranteed on every job. Call (951) 417-1035 when you'd like me to come take a look.

  • The person who quotes your job runs it

I come out for the estimate myself, and I'm on site leading our crew when the work gets done. What I found in your attic is what we plan around, so nothing gets lost between a salesperson and the crew.

  • We'll say when insulation won't help yet

If the roof leaks or the old insulation should be tested, I'll tell you before you spend anything, because insulation over a problem just wastes your money. Sometimes the honest answer is that more insulation won't pay off, and you'll hear that too.

  • Permits sorted with the right office

Some cities we work in run their own building offices, and French Valley falls under the Riverside County Building & Safety Department, so I check which one covers your address. When a permit is part of the job we handle it with that office, and if it's unclear, we ask them before work starts.

We do the work in the right order

Insulation only does its job when it goes in the right order. We start by checking for roof leaks, damp spots and old material that's soaked or full of droppings, because fresh insulation laid over that just keeps the problem. Then we seal the gaps around can lights, pipes and the hatch, so the new layer isn't fighting a draft.

When we lay it in, we keep the vents at the eaves clear so the attic can still breathe, and we carry full depth out to the edges, where it often ends up thin. Foam costs more and seals air while it insulates, so it earns its price when your ductwork runs through the attic, and otherwise sealing the gaps and topping up with loose fill usually wins. Your family's safety and our crew's come before speed, so I'll tell you up front whether you need to be out of the house and when it's okay to come back in.

Service areas

We're based in French Valley and work across the cities around it in southwest Riverside County. A lot of what we see here is two-story homes with the AC ducts running through a hot attic, and we do the same work from one city to the next. The list shows the cities with their own page, so if yours isn't on it, call and ask.
