Insulation contractor in French Valley, CA - attics sealed first, then filled

L&T French Valley Spray Foam Insulation is an insulation contractor based in French Valley, CA. We air seal and insulate attics, walls and crawl spaces, install spray foam and blown-in fill, and pull out old insulation that's past saving.

What we find in French Valley attics

I started out insulating attics for neighbors here in French Valley, and most of the houses I see are newer two-story tract homes, often with the air handler and ductwork up in the attic. Most people who call us own the house and plan to stay, and their complaints sound alike: a hot upstairs by afternoon, a room over the garage that never feels right and a power bill that climbs each summer. We hear the same calls in Temecula and Menifee.

Riverside County gets hot, dry Santa Ana winds every year, and here they leave fine dust streaked across the insulation by the hatch and along the eaves, wherever air has been getting through. That's why I look at the gaps before I talk about depth, since in these houses an open gap keeps pulling attic air into the rooms below no matter how much is piled on top.

How the county, the state and your attic shape a job here

French Valley is unincorporated, with no city government of its own, so Riverside County runs things here and the county's Building & Safety Department is the office that issues permits. Its permit list names electrical, plumbing, mechanical and structural repairs and re-roofing, not insulation, so it doesn't settle your job by itself, and when it's unclear I ask the department before work starts. When a permit is part of the job, we handle it with them, and that can add some time before we begin. The county doesn't issue a business license here and has businesses register for its stormwater program instead, so the license worth checking on any contractor is the state one, which the questions below cover.

We do the same work in Murrieta and the other cities around here, and some of them run their own building offices, so I check which office covers your address before we plan anything. The price moves with the size of the attic and how easy it is to get into, how much is already up there and whether it can stay, how many gaps need sealing, and whether foam or blown-in fits. The schedule mostly turns on what has to happen first, like a roof repair, a tear-out or a permit. At the estimate I look it all over, tell you what I found and put what I'd do in writing, so you have your own figure instead of a guess.

  • A stain on the ceiling or the roof deck means the roof gets fixed first, because insulation laid over a leak just soaks it up and wastes your money.
  • We set baffles, short chutes that keep insulation off the eave vents, so the attic keeps breathing and moisture doesn't collect in the framing.
  • Full depth goes out at the edges over the outside walls, where it usually runs thin, not just piled high in the middle where it's easy to reach.
  • The room over the garage gets its own look, from the garage ceiling to the short walls beside it, since that's where two-story houses here often come up short.
  • We cover the path from your front door to the hatch and close off the work area, because what's in an attic shouldn't end up in your bedrooms.

Questions French Valley homeowners ask us

Does an insulation contractor in French Valley need a California license?

Yes, in most cases, because the Contractors State License Board requires a license for work on a building whenever the job needs a building permit, uses any additional workers, or comes to $1,000 or more in labor and materials across one or more contracts. A job done with a crew meets the second test by itself. We're fully licensed and insured, so ask to see it at the estimate.

Is spray foam worth it for a French Valley attic, or is blown-in enough?

For most attics here, sealing the gaps and topping up with blown-in is the better buy, and foam earns its cost when the ductwork and air handler live up in the attic. Foam costs more, but it seals air while it insulates, and sprayed under the roof deck it puts those ducts in a much milder space. I'll tell you at the estimate which kind of attic you have, and why.

Do we have to leave the house during spray foam insulation?

Yes, for spray foam everyone, kids and pets included, stays out until the re-entry time, the wait the foam's maker sets before it's safe to come back in. I tell you that time before we start, and we keep the house ventilated while the foam cures. With blown-in you can usually stay home.

Can new insulation go over the old insulation in my attic?

Usually yes, if what's up there is dry, clean and just thin, and then we seal the gaps and top it up. If it's been soaked, packed flat or full of droppings, it comes out first, because new material over it keeps the smell and the moisture in your house. If I find old material I don't recognize, I'd rather have it tested before anyone disturbs it.
