Crawl space vapor barrier in French Valley CA - ground covered wall to wall

Musty smell or damp, cold floors over the crawl space? We sort out any water first, then cover the ground to keep moisture out.

Crawl space vapor barrier covers the floor and walls beneath exposed joists, with a dehumidifier at right.

Does my crawl space need a vapor barrier?

A crawl space vapor barrier in French Valley is a ground cover of polyethylene sheeting, a sturdy plastic film, laid over the soil under your house so ground moisture and soil gases can't get into the crawl space and get pulled up into your rooms.

Most people call us about a musty smell, floors that feel damp or cold, or a puddle they spotted through the access hatch. A ground cover should go down whether your crawl space has vents or not, so the real question usually isn't whether you need one. It's whether your crawl space is ready for it now or has a water problem to fix first.

The price moves with the size of the crawl space, how much has to come out before the sheet goes down, how far up the walls and piers it runs and how heavy a sheet you pick. The schedule mostly turns on whether there's water to deal with first, and after I look underneath, you get what I'd do in writing so you can see your own job before you decide.

What happens when you call about your crawl space

Here's who does what once you call (951) 417-1035 or send the form.

I look under the house myself

I come out for the estimate myself and crawl in to check the ground, the walls and the piers for standing water, seepage and anything else that should be fixed first. We've been in business since 2020.

What I'd do, written down

I explain what I found in plain words, then put what I'd do in writing, including anything that has to happen before the barrier. If your crawl space is ready as it is, the estimate says that too.

Licensed and insured, with me leading the crew

We're fully licensed and insured. When you're ready, I'm on site leading our crew while the work gets done, we clean up after, and I walk you through the finished crawl space.

How we handle a crawl space vapor barrier

This job comes down to one call I make on the estimate, whether your crawl space is ready for plastic or needs its water fixed first. If I see standing water or seepage, drainage comes before the plastic, because a sheet over wet ground just hides the trouble and keeps it under your house, and I'd rather tell you that than sell you plastic that won't help. Once the ground is ready, we clear the space out and lay the sheet, in the order below.

If you want moisture kept out of other parts of the house, that's our vapor barrier installation work. Air that leaks in from below usually has a way out up top, so a lot of homeowners pair this with attic air sealing, closing the gaps in the attic floor before any more insulation goes on.

  • A look under the house for standing water, seepage and anything to fix first
  • Drainage put first in the plan when water is showing
  • Stored items and debris cleared out of the crawl space
  • Polyethylene sheeting over as much of the ground as it'll reasonably cover
  • The sheet carried up the walls and piers

How the barrier goes in

Once any water is handled, the work under your house goes in this order, and each step sets up the next one.

  1. Clear the crawl space out

Stored boxes, old lumber and debris come out first, so the sheeting can cover the ground completely instead of working around piles. We set aside anything you want to keep.

  2. Cover the ground edge to edge

We lay the sheeting over all the soil, or as close to all of it as the space reasonably allows, because every bare patch is a spot where ground moisture gets through. Seams overlap so there's no gap between sheets.

  3. Run it up the walls and piers

The sheet carries up the foundation walls, piers and footings as far as it'll reasonably go, so moisture can't slip in around the edges. It's a fair question to ask anyone who quotes this job, whether their sheet stops at the ground or comes up the walls.

  4. Seal it tighter if that's the plan

If you'd rather close the crawl space up, sealing the vents, insulating the walls and sealing the sheet to the walls helps keep humid outside air and ground vapor out. When a natural draft gas water heater or furnace sits down there, one checklist calls for a combustion safety test after sealing, which checks that exhaust fumes aren't spilling back, so tell me what's under your floor.

Find out if your crawl space is ready for a barrier

Tell us what you've noticed under the house, especially any standing water, and whether a water heater or furnace sits down there. We reply within one business day, and the estimate is free at your property with no pressure to book. Once we hear from you, I set a time to come out and look underneath.

Crawl space vapor barrier questions from French Valley homeowners

How much does a crawl space vapor barrier cost in French Valley?

Across the US, installing a vapor barrier in a crawl space usually costs about $1,200 to $4,000 per job. That's the national range, not our price, and where your job lands depends on the things above that move the price. You get your own figure in writing after I've looked underneath.

Do I need to fix water in my crawl space before a vapor barrier goes in?

Yes, if there's standing water or seepage, drainage comes first, for the reason I gave above. In a vented crawl space most of that water usually starts outside, from a yard that slopes toward the house, missing drainage around the foundation or sprinklers soaking the ground, so it's worth looking at your yard along with what's under the floor.

Does a thicker crawl space vapor barrier block more moisture?

No, because even 6-mil plastic, a sheet six thousandths of an inch thick, stops the vapor itself. A thicker sheet buys you durability, so the real question is how much wear it'll take from someone crawling in to work on pipes or from things stored on top, and I'll talk that through with you on the estimate.

Do I need a permit for a crawl space vapor barrier in French Valley?

I find out before we start, because the answer depends on which office covers your address. Riverside County's building office keeps an Exempt Work list that shows the work that doesn't need a permit, and the county also sets stricter local rules for work done without one. Some cities we work in run their own building office and others are covered by the county, so I check which one is yours, and when a permit is part of the job, we handle it with that office.

Crawl space work around French Valley

We're based in French Valley and work across the cities around it in southwest Riverside County, including Murrieta, Temecula and Menifee. The crawl space work is the same wherever the house is, and so is the order we do it in.

If you're weighing a handyman for this, California only lets someone without a contractor's license take on minor jobs up to $1,000, and only when the work needs no permit and they hire no one to help. Ask anyone who quotes your crawl space for their state license before you agree to anything.
